OFFICE - Countywide office vacancies are showing some signs of stabilization ending the 2nd quarter at 14.7 percent, with an average rental rate at $17.65 per square foot. The Pinellas Gateway area continues to have the lowest vacancy rates in the Tampa Bay region.
INDUSTRIAL - Average industrial vacancy rates stood at 9.6 percent at the end of the 2nd quarter 2010, down from 9.9. Overall rental rates are $5.61 per square foot. Industrial vacancies tend to be mostly in older parks and sites in need of redevelopment.
RETAIL - Retail rental rates vary widely from location to location, with the 2nd quarter overall vacancy rate at 8.6 percent. Higher end retail remains mostly absent from the county and certain retail categories like furniture, clothing, electronics and general merchandise are underserved, with this consumer spending occurring in adjacent counties, providing opportunities for this type of product in Pinellas. Aging strip centers offer prime prospects for mixed-use redevelopment.
HOTELS - An increasing numbers of visitors with high median household incomes have created the need for higher end accommodations and destination development. |
